Agreement and due diligence

We review Sale and Purchase Agreements, refine conditions (finance, LIM, building report, due diligence) and explain the risks. Title, easements, covenants and any cross-lease or unit-title issues are checked early so there are no surprises later. 

Finance and settlement

We coordinate with your lender, prepare mortgage documents and help with KiwiSaver withdrawals and First Home Grants if eligible. On settlement day we manage funds, registration and key handover so everything closes on time.

Most clients want clarity, timing and no last-minute drama. We map the dates, keep the paperwork tight and stay in touch with agents, banks and the other side so you know where things stand.

2. Checks and advice

We review the title, LIM, and disclosures. You get plain guidance on what to keep, change, or resolve.

3. Finance and documents

We coordinate KiwiSaver, lender instructions, and ID checks. You sign the right documents on time.

4. Settlement

We transfer funds, register the change of title with LINZ, and confirm keys and possession.
