Subdivision Lawyers

Thinking about splitting your section or creating new lots? We guide you from idea to new titles, without the drama. Based in Wellington, we work across New Zealand and support overseas clients.

Clear advice from plan to title

First home or investor?

New build, infill, or carving off the backyard—get straight answers on what’s realistic, timeframes, and likely costs.

Thinking about feasibility?

We check the planning rules, consent pathway, and title risks early so you can decide with confidence.

Subdivision has a lot of moving parts. Our job is to keep it tidy and predictable. Typical outcomes: clear scope, sensible timelines, fewer surprises, and clean titles ready for sale or refinance.

Who we help

  • Homeowners carving off a lot

  • Developers and builders

  • Investors creating multi-lot projects

  • Overseas owners needing NZ titles

What’s included

  • Feasibility and consent strategy with your planner/surveyor

  • Drafting/negotiating easements, covenants, and access arrangements

  • Sale & Purchase terms that fit your subdivision stages

  • Title issue and LINZ steps

How it works

1. Early check

Send us your address, basic plan, and timing. We review planning settings and key risks, then outline your best path.

2. Paperwork set-up

We prepare the documents you’ll need: easements, covenants, access agreements, and contract terms that match your staging.

3. Consents & conditions

We work with your surveyor and planner through council conditions. We align legal docs with engineering and survey plans.

4. Titles issued

We complete LINZ requirements, register the instruments, and get new titles issued. You’re set to sell, build, or refinance.

Ready to discuss your subdivision? Send your address, a rough plan, and timeline. We’ll come back with next steps.
